The referral process

Four steps. You stay in control throughout.

01. You refer the property

A name and an address is enough to start. No commitment from you or your client, and nothing to sign.

02. We visit and assess

A full physical site visit, photography and assessment. This takes around a week, because accuracy matters more than speed when you're carrying liability for an estate.

03. We return an evidenced recommendation

A clear written document: current value, projected post-renovation value, renovation cost and the projected net gain to the estate - plus our recommended route and the reasoning behind it.

04. You present it to the executor

The decision is always theirs. We proceed only on their instruction. You keep the documented evidence on file.

Route A:
Simply Sell

The property is ready or renovation wouldn't pay. We market it on the open market - not at auction - for the best achievable price.

Route B:
Renovate first

The data shows a meaningful uplift. R4S funds and manages the works, then sells on the open market. The estate pays nothing up front.

Route C:
Neither

Sometimes the right answer is "do nothing with us." If that's what the numbers say, that's what the report says - clearly.
