The referral process
Four steps. You stay in control throughout.
The model is the trust. We fund the renovation, recover our costs from the sale, and take a share of the value we create. If the numbers don't stack up, we say so and recommend a straight sale instead.
01. You refer the property
A name and an address is enough to start. No commitment from you or your client, and nothing to sign.
02. We visit and assess
A full physical site visit, photography and assessment. This takes around a week, because accuracy matters more than speed when you're carrying liability for an estate.
03. We return an evidenced recommendation
A clear written document: current value, projected post-renovation value, renovation cost and the projected net gain to the estate - plus our recommended route and the reasoning behind it.
04. You present it to the executor
The decision is always theirs. We proceed only on their instruction. You keep the documented evidence on file.
What the recommendation says
One of three honest answers - every time.
We are not incentivised to renovate everything. The assessment points to whichever route serves the estate best.
Route A:
Simply Sell
The property is ready or renovation wouldn't pay. We market it on the open market - not at auction - for the best achievable price.
Route B:
Renovate first
The data shows a meaningful uplift. R4S funds and manages the works, then sells on the open market. The estate pays nothing up front.
Route C:
Neither
Sometimes the right answer is "do nothing with us." If that's what the numbers say, that's what the report says - clearly.

Every recommendation is reasoned from evidence - real local sales, a defensible valuation, and honest renovation maths - so the estate, beneficiaries and family the project is for can see exactly why we've advised what we've advised. These are screens from a genuine R4S assessment.

Step 1 · The evidence
We start with what the area has actually paid.
Every assessment is anchored to comparable sales - here, 15 similar homes within 0.3km, scored for match quality by size, type and recency, including multiple sales on the same street. Not asking prices. Not opinion. Sold prices.
Step 2 · The valuation
Four values, a confidence score, and the reasoning in plain English.
Marketing price, achievable price, auction reserve and date-of-death value for probate forms — each with the rationale written out. If our confidence is 82%, we say 82%, and we say why. An informed decision is a defensible one.


Step 3 · The decision
Renovation only happens when it pays the estate.
Expected works cost against post-renovation value, weighed against simply selling. In this case, £25,000 of renovation projected only a few thousand pounds of net gain - so the recommendation was to just sell, and the estate was still around £110,000 better off than the auction reserve. If the value creation isn't worthwhile for the beneficiaries, we say so and earn nothing from works.
