First, We Assess the Property
We start by looking at:
- the property’s current value,
- the work required,
- and what we realistically believe it could sell for once renovated.
If we don’t think the numbers work for you, we’ll tell you honestly.
Our goal is to create genuine uplift in value - not just carry out unnecessary work.
We Fund the Renovation Upfront
If the property is suitable, we create a tailored renovation plan designed to maximise its value.
We then fund and manage the renovation ourselves.
That includes:
- contractors,
- project management,
- materials,
- estate agents,
- and the sale process itself.
You do not pay anything upfront.
We Only Get Paid When the Property Sells
Once the property is sold, two things are deducted from the final sale price:
- The renovation costs
- Our fee
Our fee is typically 20% of the uplift in value created by the renovation.
For example:
- Current property value: £200,000
- Renovation costs: £50,000
- Final sale price: £320,000
The uplift created is £70,000.
Our fee would be 20% of that uplift (£14,000).
The remaining uplift (£56,000) stays with you.
