Welcome to Renovate for Sale (“we”, “our”, or “us”).
By accessing or using our website and services, you agree to the following Terms & Conditions.
Please read them carefully.


1. About Our Service

Renovate for Sale provides a service where we arrange, manage, and fund renovation works to improve the sale value of residential properties.
In return, we receive an agreed fee or share of the uplift in value once the property is sold.

We only receive payment after the sale completes.
There are no upfront costs to you unless explicitly stated in writing.


2. Eligibility

To be eligible to use our service, you must:

  • Be the legal owner of the property, or
  • Be an Executor / Administrator with legal authority to sell the property, and
  • Provide accurate and complete information throughout the process.

If the legal position relating to the property is unclear, we may request evidence of authority (e.g., Grant of Probate).


3. Property Assessment & Valuation

Before any work is agreed:

  • We will assess the condition of the property.
  • We may arrange valuations and surveys.
  • We will provide an estimate of both current value and expected post-renovation value.

All valuations are estimates, not guarantees.


4. Renovation Works

If you proceed, we will:

  • Produce a proposed schedule of works.
  • Handle contractor selection and project management.
  • Cover the agreed renovation costs upfront.

We will always seek your approval before undertaking major work or altering the agreed scope.


5. Payment & Fees

You do not pay anything upfront.

Once the property is sold:

  1. The buyer pays the purchase price.
  2. Our renovation costs are repaid.
  3. Our agreed fee or share of the uplift is deducted.
  4. The remaining balance is transferred to you.

The exact percentage, fixed fee, or calculation method will be set out in your Service Agreement, which must be signed before work begins.


6. Sale & Marketing of the Property

We will:

  • Appoint and liaise with estate agents and conveyancers on your behalf.
  • Advise on pricing and sale strategy.
  • Negotiate when reasonable and in your best interest.

You retain final approval on any sale price before contracts are exchanged.


7. Cancellation

You may withdraw from the service at any time before work begins, without cost.

Once renovation work has started, withdrawal will usually require repayment of costs incurred so far.
This will be clearly set out in your Service Agreement.


8. Limitation of Liability

We will always act with care, skill, and professionalism.
However, we cannot be held liable for:

  • Market fluctuations
  • Changes to property values
  • Delays caused by third parties (e.g., solicitors, contractors, or local authorities)

We do not guarantee a specific sale price or timescale.


9. Privacy & Data Protection

We handle personal data in accordance with UK GDPR.

10. Governing Law

These Terms & Conditions are governed by the laws of England & Wales.
Any disputes will be subject to the exclusive jurisdiction of the courts of England & Wales.


11. Changes to These Terms

We may update these Terms from time to time.
Updates will be posted on this page with the revised date.
